The Land Bankers (TLB) is a proptech startup whose digital platform aggregates land records and offers title verification, dispute checks, legal assistance and property monitoring.

Amarendra Sahu co-founded home rental platform NestAway, but his exit was marred by a legal dispute: he filed an FIR against investors including Tiger Global, Goldman Sachs and Chiratae Ventures, and co-founders Jitendra Jagadev and Smruti Parida, alleging cheating, forgery and criminal breach of trust.

Sahu founded The Land Bankers to use AI for land title verification, ownership due diligence and dispute resolution. In October 2025 the board approved issuing 1,597 compulsorily convertible preference shares at Rs 49,764 each to raise Rs 8 crore; Entrackr reported the round on June 22, 2026, estimating the post-seed valuation at approximately Rs 67 crore.

A second-time founder re-entering proptech with a different wedge — land verification instead of home rentals — signals a deliberate bet on the more painful problem.

The seed was raised through regulatory filings a full board approval cycle before being reported, with stakes now fixed on the cap table.

India's land records are fragmented and dispute-prone, and TLB packages AI verification, legal assistance and monitoring as one platform.

In markets built on trust deficits, the fundable wedge is verification: whoever makes opaque records legible owns the gateway to every transaction behind them.

As of the June 22, 2026 report, TLB had its seed in the bank — Rainmatter at 9.03%, Sahu at 65.48% — and planned to spend on working capital, capex and expansion of its AI land due diligence platform.
