What the business is
Manages short-term and holiday rentals for owners in Germany, Austria and the UK with an in-house AI operating system plus local teams.
The bet
That a property manager that builds its own AI software, and buys small managers, can run short-term rentals better than software sold to others.
Starting capital
$36M Series A, over $45M raised in total (per Tech.eu)
How it started
In the Tech.eu interview, CEO Constantin Schröder recalls that he and friend Paul Bäumler stayed in ten or twelve Airbnbs on a trip through Europe, Mexico and South America and found unreliable hosts, uneven standards and no 24/7 support. Back in Berlin they took over a small hosting business, cleaned and managed the apartment themselves, and added a dynamic pricing algorithm that, he says, significantly raised its revenue within months.
What happened
Schröder describes the pricing tool as pulling market data and live search demand from Booking.com and Google to reset prices daily. He says Arbio then raised venture capital and venture debt, expanded into Germany, Austria and the UK, and used AI to run guest, owner and supplier communication, accounting and distribution.
How it ended up
Self-reported in the interview: 1,000+ units under management across DACH, 10x revenue growth in two years and 30+ acquisitions by its M&A team; the Series A funds more acquisitions and expansion.
What has to be true
The founders say small hosts cannot be on-site or reachable around the clock, which made the consumer experience unreliable and left an opening for a professional operator.
Most small property managers, Schröder says, charged the same rate year-round and did not sync prices across booking platforms, so a pricing algorithm showed immediate gains.
Schröder says Arbio only operates commercially licensed spaces, not residential flats, to avoid the housing-shortage criticism aimed at short-term rentals in cities such as Barcelona.
What can be applied
A services business can use software as a way to buy and absorb small operators faster, but its results rest on the quality of the humans it keeps on the ground.
Aftermath
As of the 14 October 2025 interview, Arbio claimed 1,000+ units under management across DACH (Germany, Austria, Switzerland) and 30+ completed acquisitions, plus a plan to expand across Europe; all figures are self-reported by the CEO. Eurazeo's investment director called it a likely category leader in the multi-billion-euro holiday rental management space.
