Incuspaze provides managed, coworking and traditional workspaces to startups, SMEs and enterprises across 18+ Indian cities, with over 4 Mn sq ft in portfolio.

Cash-and-equity swap for VSKOUT, terms undisclosed; weeks earlier Incuspaze bought TRIOS in cash-and-stock. It last raised $8 Mn from India Inflection Opportunity Fund and is discussing a $25 Mn pre-IPO round.

Incuspaze, founded in 2016 by Sanjay Choudhary, grew into a workspace provider for startups, SMEs and large enterprises. VSKOUT, founded the same year by Saumya Kumar and Pankaj Jain, built B2B SaaS analytics for India's commercial real estate landscape.

In July 2025 — weeks after acquiring Pune-based TRIOS — Incuspaze bought VSKOUT in a cash-and-equity swap to set up a dedicated GCC (global capability centre) vertical: Kumar took charge of the vertical and data innovation, Jain joined the technology stack, and white-label data for developers plus subscription insights for enterprises were planned.

VSKOUT's real-time property intelligence was to be embedded in Incuspaze's workspace offerings for clients 'across India and global capability centres', with the acquirer eyeing a $25 Mn pre-IPO round and a listing the following year.

The pairing is occupancy plus market data: VSKOUT's vacancy, lease and occupier analytics tell Incuspaze where demand sits before it signs leases.

GCC expansion is the demand driver: global firms building India centres need site strategy — a consulting-shaped revenue line for a workspace provider.

Two acquisitions in weeks (TRIOS, then VSKOUT) read as a roll-up sprint ahead of a planned IPO, in a sector where peers were lining up listings.

The buyer could afford ambition: FY24 revenue up 77% to INR 88.3 Cr with INR 1.5 Cr net profit.

Founders stayed: Kumar and Jain joined Incuspaze, keeping the data platform's builders inside the combined entity.

Buying data before an IPO turns operations into intelligence: a workspace operator that owns market analytics can price, advise and sell software — not just desks.

As of the 7 July 2025 report, integration plans included white-label data solutions for developers and subscription insights for enterprises; Incuspaze was discussing a $25 Mn pre-IPO round targeting a listing the next year. VSKOUT's deal terms were undisclosed.
