Co-founders Wadih Abou Bechara and Labib Kaddoura launched London-based Fractal Homes to make second-home ownership more accessible: each home is split into eight equal parts, reducing both the initial capital outlay and the often-overlooked running costs of a property.

Each fraction comes with a guaranteed minimum of six weeks of home occupancy per year, and co-owners legally own the property through a UK limited company registered solely to purchase it. Fractal fully manages cleaning, maintenance and operations. The $26M debt line is earmarked for acquiring luxury homes in Knightsbridge, Notting Hill, Chelsea, Kensington and Mayfair, with an Abu Dhabi base planned for later in 2023.

The wedge is demand-side, not product-side: Gulf buyers already want European capitals, and dollar strength set an opportune entry price.

As of 9 January 2023 Fractal was scaling its UK operations, hiring in sales, marketing and engineering, and planning a base in Abu Dhabi later that year. Paris and Madrid were named as future expansion targets, with ski resorts and Mediterranean beach destinations further down the line.
