Aparta bets home co-ownership unlocks housing; TechCrunch SB200 nod, four Nordic markets
Norwegian Aparta (ex-HILI) builds Europe's first regulated home co-ownership platform; TechCrunch SB200 2026, four Nordic markets
Aparta
What the business is
Aparta (formerly HILI) is a Norwegian fintech building a regulated European platform for professional home co-ownership, connecting homeowners who want flexible ownership with investors seeking exposure to the housing market.
How it started
Eilin Schjetne, a former bank executive, founded HILI in Norway in 2023 with co-founders Trond Eriksen and Rob Wood. The company's premise was that the housing market needed a more flexible ownership model: for people going through life events, unable to save a down payment, or sitting on locked-up equity, the only traditional answers were renting, borrowing more, or selling up.
What happened
By mid-2025 Aparta (rebranded from HILI in June 2025, with a new platform at aparta.com) was established in Norway, Sweden, Denmark and Iceland. It partnered with Stefnir, Iceland's largest asset manager, to launch Iceland's first residential co-ownership fund. In September 2025, developer Reir Verk applied the model and saw higher sales rates across several projects, and Aparta entered talks with developers in Oslo, Trondheim, Copenhagen and Stockholm; a Finland country manager followed in March 2026.
How it ended up
Still scaling: on 2026-08-25 Aparta was named to TechCrunch Disrupt's Startup Battlefield 200 as the only Norwegian startup and only Nordic fintech, with a presentation slot in San Francisco on 2026-10-13–15 and further European market expansion planned.
Background
Aparta (formerly HILI) was founded in Norway in 2023 by former bank executive Eilin Schjetne with co-founders Trond Eriksen and Rob Wood. Its premise: traditional housing finance offered only two paths — debt or renting — so the team built a third: professional co-ownership, where a homeowner buys a first home together with an institutional co-owner, or sells a share of their current home to unlock capital without moving.
The company positions itself as infrastructure rather than a brokerage: it builds the technology, legal frameworks and investor relationships to run co-ownership at scale, and offers developers white-label or co-branded sales solutions. In June 2025 HILI rebranded to Aparta and launched a global platform; by then it was established in Norway, Sweden, Denmark and Iceland. That same month it partnered with Stefnir, Iceland's largest asset manager, to launch Iceland's first residential co-ownership fund.
In September 2025, Icelandic developer Reir Verk applied Aparta's model to its projects and the company reported significantly higher sales rates across several of them, followed by talks with developers in Oslo, Trondheim, Copenhagen and Stockholm. On 2026-08-25 TechCrunch named Aparta to its Startup Battlefield 200 for Disrupt 2026 — the only Norwegian company and only Nordic fintech on the list — and the company prepared to present its model in San Francisco in October 2026 while expanding toward Finland and further European markets.
What has to be true
- Existing options force a choice between debt and renting; co-ownership is a genuinely third path that fits life events and first-time buyers.
- Selling a share of an existing home unlocks equity without moving, new debt, or losing control of the property.
- Institutional investors get a new asset class with housing exposure, which is what makes the marketplace two-sided from day one.
- Regulation-first positioning (Europe's first platform of its kind) builds the trust that co-ownership economics require.
- The Reir Verk result — faster sales in weak Icelandic new-home market — gave developers a concrete reason to adopt the model.
What can be applied
Reframe the asset instead of financing the gap: sell a share of the home itself — but only if the legal-financial infrastructure is regulated enough to be trusted.
Aftermath
As of 2026-08-25, Aparta was established in Norway, Sweden, Denmark and Iceland, was preparing to present at TechCrunch Disrupt in San Francisco (Oct 13–15, 2026) as part of Startup Battlefield 200, and had appointed a Finland country manager with additional European markets planned.
